Your rental, looked after.
One local tradesman for turnovers, tenant requests and seasonal upkeep, whether or not you're nearby. You get a photo report after every visit and honest advice on what to fix and what to replace.
What's covered
Turnovers
Repairs between tenants or guests: patches, touch-up paint, doors, hardware, fixtures and punch lists.
Back on the market sooner.
Tenant & guest requests
Forward the request. I'll schedule it, fix it and report back.
One number to call.
Seasonal walkthroughs
Spring and fall checks of seals, gutters, exterior wear, plumbing and winter readiness.
Catch it before it's a claim.
Photo reports
After every visit: what I found, what I fixed, and what to plan for next.
See the property without driving out.
Why repair-first pays for rentals
Every replacement means a bigger bill and often a wait for parts. Fixing what's sound gets the unit back on the market sooner.
When replacing really is the better call, for safety, repeat failures or long-run cost, I'll tell you that too. How I decide
Maintenance plan
$75/hr
- A baseline walkthrough and photo report of the property.
- We agree on a visit schedule and an approval limit. Repairs under the limit get done without a phone call.
- Scheduled visits, priority on requests, and a report every time.
No show-up fee. Visits have a four-hour minimum, so non-urgent requests get batched into your next scheduled visit.
Urgent? A leak or a lockout that can't wait is billed as a regular call: the show-up fee, which covers the first hour, then hourly.
